The Jefferson SPCA is hosting the 7th Annual Pet Fest on Sunday Nov. 2nd from 10am until 4pm in Lafreniere Park.

Pet Fest is the party where“Pets Bring their People”, “Attracts Thousands” and has helped find “Forever Families” for hundreds of homeless animals. The theme for Pet Fest 2014 is “Viva Paws Vegas”.




Pet Fest 2014  will feature a:
*Mega-Adopt-a-thon with 40 area shelter/rescue groups hoping to find forever homes for the hundreds of homeless pets that will be available for adoption
 *Pet Health Watch area where area veterinarians will be available to share current pet care 
* Pet Marketplace where vendors will offer the latest in pet nutrition and pet items
* AKC area where area dog clubs will provide demonstrations and interactive pet games
* Delicious New Orleans Cuisine
* Great Local Music from “Remedy Rock” an "The Top Cats".

This is my assistant, Ashley, and her lovely dog, Annie, who she adopted at Pet Fest 2012.



She and Annie visited Pet Fest 2013 to visit with the volunteers who brought them together and take a 1 year anniversary picture.


Ashley will be back this year with Annie and the other two pets she has adopted since then to visit for her 2 year anniversary and add another photo to her fur-baby-family album!

When Clutter Does and Doesn’t Cost Metairie and New Orleans Homeowners Cash

Whenever you read up on important aspects of selling a home, the word ‘clutter’ keeps popping up everywhere (if you doubt that, just Google “clutter”—this morning, I got 7 ½ million entries!).
Most elements that go into selling a home are self-explanatory—since Metairie and New Orleans homeowners have by definition been through the process of buying at least one Metairie or New Orleans property, they have personal experience to go by. Chances are that they already know that one detail that can have a disproportionate impact on the final price a home fetches is the presence of clutter.

Impact of Clutter on Appraisals

Unless the clutter inside and around the home actually begins to impact the structural integrity of a home, it will not affect the appraised value. An experienced appraiser will have encountered numerous cluttered and messy homes, and will be well able to focus on the actual value of the property without being influenced by its contents. After all, as far as the appraiser is concerned, since any disorder will be long gone once the current owner moves out, the property’s intrinsic value remains unaffected.
But a property’s appraised value is one thing—what Metairie and New Orleans homebuyers decide to offer is quite another…

Impact on Marketability

An appraised value may seem as if it’s the most important figure—after all, professional appraisers know what they’re doing, right? And the appraisal will play an important role when it comes to how much the bank decides to lend as the mortgage, right?
True—but the far more important figure is actually what real life prospective buyers decide to offer. That will be a complicated personal decision that is just as dependent upon the perceived value of the property as on anything else. If the buyer has visited other local homes, a comparison with them will be part of the calculation. Added to that will be what happened—how it felt—during the walk-through: how pleasant an experience it was on the first and subsequent visits; how easy it was for the prospect to picture their own family at home there. If any amount of cluttered, disorganized personal items were part of that experience, it’s nearly certain to literally cost thousands on the bottom line—appraisal or no. It’s why any veteran real estate agent will advise clients to make sure that their house is thoroughly “de-cluttered” before the first potential buyer crosses the threshold.

Metairie and New Orleans Home Listing No-No’s: Pets Lead the Way


Your Metairie or New Orleans home listing is, hands-down, the most likely place prospective buyers will get their first glimpse of the home you are selling. Most serious prospects will go online as an early step in the process of winnowing candidate properties by area, asking price, number of bedrooms, etc.—so the photos in your home listing will be your offering’s face to the world.
You probably already know that—and that not all pictures are created equal. What’s important to realize is that some home listing photos actually scare away buyers! Whether you are preparing for a professional photographer’s shooting day or just helping your Realtor® choose the shots that will be included in your area home listing, here are some red flag/don’t go there/bad idea/just-say-no off-kilter ideas for real estate photos. If you steer clear of these approaches, you home listing will benefit:
Adorable Pets in the Shot
Resist the temptation to make your home more appealing and homier by include the cuddliest member of the family—your pet. “But,” (your may be thinking) “half the commercials on TV have a dog or a cat in them! Apparently, animals sell!” Madison Avenue might be able to use four-legged actors to promote some products, but the sight of Fluffy or Fido in a home listing will turn off most buyers. Although no one can smell your pet through an online photo (at least not yet), many people can imagine what smells might be associated with that pooch or feline. “One of the biggest reasons people will or won’t buy a house is odor,” says Don Aslett on the MSN Real Estate website—and few Realtors would argue the point. So be on the safe side—leave pets on the cutting room floor.

Odd Camera Angles

It can be tempting to shoot photos from a low angle, pointing the camera toward the ceiling. The idea might be to make rooms look as if they have higher ceilings—or to fit everything into the shot—and sometimes the result does look fine. But equally likely is a photo that ends up looking, well, odd. Off-balance shots can make viewers feel uncomfortable, as if something’s just not right. You want your photos to look as realistic as possible, as if it’s what everybody sees on a home tour. IOW, if a photo is in any way jarring, opt for one taken from a normal point of view.

Focus Misdirection

Most Metairie or New Orleans home listings show everything in acceptably sharp focus: in photographer jargon, they exhibit wide Depth-of-Field. But where lighting or lens dictate shallow depth, only part of the shot will be in sharp focus…and that’s the area that will attract the viewer’s eye. Use this to your advantage. For instance, it’s good to show pictures of the master bathroom—especially if it resembles a spa retreat—but it’s bad to focus on the commode instead of the Carrera marble vanity.
