Is Buying a New Orleans Condo Right for You?

Existing home sales rose nationally throughout 2013 – and included in those numbers were a good many condominiums. If 2014 will find you investigating the market for a new home, it may be time to give condo living a serious thought.  Buying a condo in New Orleans can provide many of the benefits of home ownership minus much of the worry that goes with keeping your property. Of course, whether buying a condo is the right housing solution depends on the buyer as well as the particular condo itself – but there are some generalities usually hold true.
Most condominiums include a variety of amenities for the owners. There may be an on-site fitness center, or a pool. Owners may also have access to a club room, or even other features that some of the larger upscale developments offer, such as on-site shopping, hair salons and concierge services.
Whether you call it an ‘amenity’ or not, never having to shovel snow, mow the lawn or worry about property upkeep is certainly welcomed by many. If you are buying a condo in New Orleans, you’re usually buying everything from the drywall inwards – the rest is owned by the development.
Those amenities don’t come for free. Typically, you’ll be required to make payments to the Homeowner’s Association, or HOA. These fees can be tiny or considerable: ranging from a couple hundred dollars a year to as much as four figures a month. The variation in those numbers make it mandatory to include the HOA fees in your budget when you’re shopping for a condo. Your savings on home insurance and property taxes can be given back in HOA fees.
Many people are drawn to condo living principally because of the accompanying worry-free lifestyle. You get your own living space, are free to modify it, and are working towards owning it rather than just paying rent. However, this lifestyle isn’t right for everyone: you sacrifice a degree of privacy, and don’t have your own yard.

Metairie Holiday Season Makes a December to Remember

This year, the first early signs of Metairie’s holiday season didn’t seem to arrive too early, maybe because Christmas rushed in so soon after Thanksgiving (which somehow also landed smack dab at the start of Hanukkah).

Still, by now the familiar holiday music has been being played long enough that it’s hard to believe there is a man, woman or child left who hasn’t had at least one moment when some familiar chord didn’t summon up a sudden flood of memories. Whether those memories were of a family gathering just last year, or of one from the distant past, the holiday season means something unique and special to all of us.

However your family celebrates their Metairie holiday season, be it Christmas, Hanukkuh, Kwanza or simply the Holidays, you have to agree there is something about this corner of the year that borders on magic. Little kids don’t have to be reminded of that, just mention the word “December” any time between April and November, and the eager chatter about presents, visiting plans, or Santa (or presents again) are bound to erupt. December without the decorations, the cheerful colored lights, the cookies (thanks everyone, for those cookies!), the candy canes and gatherings of family and friends…without those, December would be just another month.

Even when the shopping and traveling and all the other sometimes too-frenetic preparations threaten to drive us half to distraction, I for one have to admit this time of year serves as a replenishing break from the relentless march of everyday. And whether it results in a spiritual moment or a festive celebration (or both!), it also creates an occasion when families allow themselves a special pause to just be together — if events allow, at the same table — or even if not, in spirit…an likely, also on the jammed-to-capacity cell phone and internet circuits!

So please allow me to wish you all the warmth and good cheer this moment can bring. Thank you for making my and my family’s year as bright as it has been. And for you and yours, may this year’s Metairie holiday season bring a sleigh full of warmth, peace, joy and love!

Curb-less showers are a growing trend in home design. Leaving out the doors and curtains is a new twist on a modern bathroom. 


Also trending are stand-alone bath tubs. They take up less room, and are a visually interesting way to jazz up your next renovation.

Panama Canal Expansion Project Bringing More Growth to New Orleans


It has been almost 100 years since the Panama Canal was completed. It is still considered an engineering marvel. Since its creation, the world of global shipping has changed and the old canal is now too small for massive cargo ships.

The nation of Panama is investing six billion dollars to widen and deepen the canal. The new and improved Panama Canal is scheduled to be in operation by April 2015 and will be able to accommodate ships as long as four football fields carrying 1,300 containers.

 “It’s definitely a game changer for the industry,” says Chief Operating Officer of the Port of Seattle.

The expansion will double the waterway’s capacity and channel more and larger ships to the gulf. It's is expected to double the container volume to the Port of New Orleans by the year 2028. 66% of the traffic from the Panama Canal flows to and from the U.S. and 12% of that comes from the gulf alone.


The Port of New Orleans is well prepared for the increase in volume. New Orleans already has the 2nd largest container volume in the gulf. Improvements have been made to the Napoleon Avenue Container Terminal including; modern facilities, 2 new custom designed cranes, and five additional acres of marshaling yard where loaded containers are kept. The Napoleon Avenue Intermodal Railroad Improvement Project is a 20 million dollar modernization which is set to be completed in 2014. Plans are already in the works to double the capacity of the Port of New Orleans by 2020.

New Orleans is the comeback city of the country

NEW ORLEANS — Population-wise, New Orleans is the comeback city of the country.
Forbes Magazine just ranked the Big Easy the fastest growing city in America since 2007.
It had a long way to go after losing more than half its nearly 500,000 residents after Hurricane Katrina struck in 2005.
Forbes credits two things for the city’s rapid growth, a partial rebound effect and what is called a “striking economic revival.”
“The thing that brings most people from one region to another is job growth,” said Allison Plyer, director of the Greater New Orleans Community Data Center. “So, people can’t return unless there are jobs for them to come to.”
“In 2007, we were really getting into our quote, recovery and return mode, post-Katrina,” said New Orleans demographer Greg Rigamer. “So, it is fully understandable that we would have an accelerated rate of growth. Clearly, more residents are returning than new people. There isn’t any doubt about that.”
According to Forbes, New Orleans grew 28 percent to 370,00 residents in the past five years. That’s about 80 percent of the city’s pre-Katrina population.
“We are seeing economic growth in multiple areas in our community, primarily fueled by the investments that have been made post-Katrina,” said Rigamer.
Young professionals, 18 to 34, are the fastest growing segment in New Orleans. But studies show that the middle demographic, 35 to 50, is actually on the decline in the city.
“Insuring that our schools continue to improve, addressing the crime issue, these are going to be fundamental to ensuring that we grow not only at the top and bottom end of the demographic spectrum, but also in the middle,” said Michael Hecht, president and CEO of the economic development group Greater New Orleans, Inc.
There is now expected to be another wave of people flocking to New Orleans when the new University and Veterans Administration Hospitals open over the next few years in the city’s emerging Bio-Medical Corridor.
“We’re trending in the right direction,” said Hecht. “What’s happening here is not just a population rebound that was going to happen, regardless. But people are voting with their feet because of the opportunity that you have in the new, New Orleans.”
“I think you will see a lot of job opportunity at a high level, a high salary,” said Rigamer. “You’ll see people coming to fill those jobs.”
“The Bio-Medical Corridor certainly could attract more people from the suburban areas,” said Plyer. “That’s part of creating those amenities that make the city the attractive place to live rather than the suburbs.”
